Geyser work is what this town calls a plumber about. That is not an impression, it is what the reviews on Ballito's own plumbing businesses say when you count them: the keyword summaries Google assembles from customer reviews on the two largest local profiles are dominated by geysers ahead of every other category of work, and the rest of the terms are about conduct rather than about other services at all. Drains, taps and leaks barely register by comparison.
There is a reason this coast is different, and it is not the water. It is the occupancy. A geyser in an ordinary suburb is used every day by the same people, which means it is also monitored every day by the same people, even if they do not think of it that way. Hot water that runs out slightly sooner than it used to, a cycle that takes longer, a faint new noise from the roof: somebody registers these, half-consciously, and eventually somebody makes a call.
Now take a house that is shut from January to December. The element scales and degrades on exactly the same timetable it would anywhere else. The thermostat drifts out of calibration at the same rate. The inlet valve starts to pass. None of it is happening more quickly here. The difference is that there is nobody in the building to notice any of it, so every one of those faults accumulates in complete silence for ten or eleven months.
Then the house is opened, filled with eight people, and asked for hot water four times a day. Everything that has been quietly failing since winter presents itself inside forty eight hours, and it does so in thousands of houses in the same fortnight, which is precisely the fortnight when the local trade is already fully committed. The geyser did not fail because it was December. It failed months earlier and December is simply when somebody was standing in the shower to find out.
Which makes the fix a diary entry rather than a repair. Have the unit looked at in October, when a plumber can actually come and when an element is a scheduled job rather than an emergency. Switch it off at the board when the house closes, and have it run and checked before the season opens. The cost of that is trivial next to a burst cylinder in a roof on the 27th of December.

An element and thermostat replacement is the common job and the affordable one, charged as the parts plus labour plus the call-out, and you are given that range on the phone. Draining and refilling the unit takes time and that time is in the quote rather than added later. If the diagnosis turns out to be a failed cylinder rather than a component, we stop and requote instead of continuing, because at that point it is a different job with a different number and you deserve to decide again.
Not before reading the date stamp on the unit, which we do as a matter of routine on every call. Most geysers carry a manufacturer warranty on the cylinder, and if yours is inside it the tank itself may cost you nothing, with only the labour and ancillaries to pay. That is a substantially smaller invoice for us and we check it anyway, because a plumber who quotes a replacement without looking at the date is either careless or hoping you will not ask.
Usually not. No hot water whatsoever, with no leak and no water damage, is most often an element that has failed open or a thermostat that has tripped, and both are components rather than the tank. Before calling anybody, check whether the geyser breaker in your distribution board has tripped and reset it once. If it holds, you may have nothing wrong at all. If it trips again immediately, stop resetting it, because a repeatedly tripping element circuit means a failed element earthing out.
It depends entirely on when and how much. The overflow from the temperature and pressure valve is meant to release a small amount as water expands during a heating cycle, and an occasional drip after the geyser has heated is the valve doing its job. A continuous run, or a drip that does not stop between cycles, is a fault: usually a failed valve or a failed inlet control valve. It is also quietly expensive, because it runs on your meter day and night.
Kill the geyser breaker at the board, shut the valve feeding it, and then phone. Do not wait to see whether it gets worse, because at that stage it will. A stain means water has already been escaping for a while and is sitting in the ceiling, and the weight of saturated board is what brings a ceiling down rather than the water itself. Keep people out from under it. If water is actively running, go to emergency plumbing.
It changes how it fails rather than whether it fails. A geyser left switched on in an empty house keeps heating and cycling with nobody drawing water through it, which does the thermostat and the element no favours at all and quietly runs up an electricity account for nothing. A geyser switched off entirely for ten months has its own issues, chiefly stagnation. The sensible middle for holiday stock is to switch it off at the board when the house closes, and to have it checked and run before the season rather than in it.
Because that is when they are asked to work, not because December breaks them. A unit that has sat in a closed house since Easter is not being tested by anybody. The element that has been quietly deteriorating and the thermostat that has drifted out of calibration both go unnoticed until a full house wants hot water four times a day. The failure was happening all year. December is simply when somebody was standing there to notice it, which is also the fortnight when the whole town's plumbers are booked out.
You can, and on this coast the climate genuinely favours it, but it is worth going in with clear expectations. Both involve a materially larger up-front cost than a conventional replacement and both pay that back over years rather than months, so the numbers work far better for a house that is occupied all year than for one used six weeks in twelve months.
